Custom appraisal reports
(no cookie-cutter forms, ever)

This is yet another thing that sets us apart. In an attempt to drastically cut production time and maximize profit, many other appraisal firms produce appraisal reports using templates - essentially, simple fill-in-the-blank forms which were originally created by banks and intended solely for their uses related to financing.

We don't use cookie-cutter fill-in-the-blank forms; each of our appraisal reports is unique - custom produced for you based on your particular situation and needs.

2 main types of custom reporting

Although we always perform the same exhausive research and analysis on a property, not every customer requires the same level of detail in their report. We therefore have two common reporting formats to deliver our conclusions, to suit your budget and needs.

Both types of reports will vary in length and complexity depending on the property, but the basic restricted report runs around 10–20 pages, while the much more comprehensive narrative report is typically a minimum of 50–60 pages.

Narrative Appraisal Report

If you need a more comprehensive reporting format, this is the option to select. This report is essentially a document which explains, in great detail, how the appraiser arrived at his opinion of value for the subject property.

The documentation includes any commercial or comparative data that the appraiser used in forming his opinion and preparing the report. Included along with this data are well-detailed and intricate explanations of the findings, backed up by reasons for the conclusion of the appraised value.

Restricted Appraisal Report

If you don’t need extensive supporting documentation, and you simply wish to know the value of a property, the Restricted Appraisal Report may be what you are looking for.

As you would expect, this is our lower-cost reporting option. You may sometimes hear it called an “opinion of value letter” due to its brevity, but this name is somewhat unfair. Although it is shorter than a full narrative report, it is certainly more than just a letter!

The same amount of work and expertise goes into developing an accurate and reliable opinion of value—we just don’t give you an painstakingly detailed blow-by-blow account of it all.

Note: this format is generally not suitable for uses related to tax reporting.
